Project Spotlight: Oak Haven Subdivision
This month’s project spotlight focuses on our Oak Haven subdivision located just outside of Temple Texas. Temple is a fast growing market and a principal city in the Killeen-Temple-For Hood MSA. Located on I-35, a major freeway running north/south through central Texas and connecting Dallas/Ft.Worth, Austin, and San Antonio, Temple benefits from significant goods distribution as well as the extensive medical community that surrounds the Baylor Scott & White Medical Center — Temple. Oak Haven is perfectly positioned just 15 minutes from downtown allowing buyers in this subdivision an easy commute to workplaces in Temple and surrounding cities.
This month we made significant progress on this deal. After a lengthy delay in closing the development loan for this property, we finally funded in early February. This has taken pressure off the sponsor team who have been funding the project out of pocket while waiting for the loan to close. We were also able to successfully negotiate a utility easement with the neighboring parcel allowing us to run our future water line along their property perimeter instead of having to bore under the nearby freeway and train tracks.
While boring was always an option, an easement with the neighbors was a significantly easier and cheaper alternative. We’ll likely shave a few weeks off of our project timeline and lower our development cost which should lead to greater returns.
